End-of-lease cleaning planning checklist

Start with the original condition report, the current property condition and the tenancy requirements that apply where you live. A commercial “bond clean” package is not a guarantee that a bond will be returned, and its advertised checklist does not determine your legal obligations.

Review the property and records

  • Compare the property with the entry condition report and dated photos.
  • Identify cleaning tasks separately from damage or maintenance concerns.
  • Check your agreement and the relevant state or territory tenancy guidance.
  • Arrange timing around removal of furniture and return of keys.
  • Keep copies of communications about inspection or access.

Agree on the cleaning scope

  • List kitchens, bathrooms, floors and other areas needing attention.
  • Specify appliances, cupboards, windows and outdoor areas where relevant.
  • Ask whether carpet or other specialist work is included or quoted separately.
  • Confirm utilities, access and responsibility for removing rubbish.
  • Get any return-visit conditions and exclusions in writing.

Document the result

  • Take dated photos after cleaning and before handing back access.
  • Keep the cleaner’s invoice and the agreed checklist.
  • Ask the agent or owner how the exit inspection will be arranged.
  • Use the tenancy authority’s process if there is a dispute; a cleaning provider cannot decide the bond outcome.
