Tiny house planning and approval checks

A tiny house is a small dwelling or accommodation structure, but the label does not establish how it is treated under planning or building law. Its design, mobility, intended use, location and connection to services can affect the approval pathway.

Check the site before paying for a structure

Contact the local council with the property details and what you intend to do. Ask about land use, occupancy, planning and building approvals, servicing and any site constraints. A claim that a tiny house is “on wheels” or “portable” is not proof that it can be occupied anywhere without approval.

Build the whole-project budget

• The structure, specifications and documented inclusions.
• Transport, road access, craning or positioning.
• Site preparation and any required support system.
• Water, wastewater, power and other service connections.
• Design, engineering, applications and inspections where required.
• Access, weather exposure and ongoing maintenance.

Questions for a supplier

Request drawings, specifications and relevant construction or engineering documents. Establish who handles transport, installation and approvals, what is excluded and what happens if the site cannot accept the proposed structure. Match payment stages to the contract rather than relying on a headline package price.

Design for everyday use

Think through storage, ventilation, safe access, cleaning, privacy and how the space will be used in different seasons. Check whether the layout meets the needs of the intended occupants. Have qualified local professionals assess the proposal before committing to a purchase or building work.
