US FHA upfront mortgage insurance: how it differs from Australian LMI

US FHA mortgage insurance rules should not be applied to an Australian home loan.

Upfront mortgage insurance premium (often called UFMIP) is a term used in the US Federal Housing Administration (FHA) mortgage system. It is not a universal upfront charge on Australian home loans.

Check FHA rules with HUD

HUD explains FHA mortgage insurance premiums, including upfront and annual premium arrangements. Use official current program rules for a US FHA loan rather than a comparison article.

Australian LMI is a separate arrangement

For an Australian loan, ask the lender whether lenders mortgage insurance applies and how its cost is treated. Do not import FHA premium rates, cancellation rules or refund assumptions into an Australian application. Read our Australian LMI guide for questions to put to the lender.

Before comparing costs

Obtain a written loan quote showing the premium, fees, loan balance and repayment assumptions. Confirm whether a quoted amount is paid upfront or financed, and ask how that affects interest. This article does not approve finance, determine eligibility or recommend a borrowing structure.
